Where can I get the numbers for the mailboxes?

Several mailboxes in the community are missing their numbers. There are two sources to obtain replacement numbers:

What is Class A membership?

Class A: All Owners (except Declarant) with one vote per Lot they own.


What are the annual assessment limits?

Until the first Lot is conveyed to an owner, maximum annual assessment is $850.00 per lot. After that, assessments may be increased by up to 20% per year without voting; larger increases require 2/3 owner approval.


What happens if I don't pay my assessment on time?

Unpaid assessments bear 8% annual interest. The Association may enforce collection through legal action, including attorney fees and potential foreclosure of the lien against your property.


Who approves architectural changes?

The Architectural Committee (3-5 members) must approve all building, fence, or structural plans before implementation.


What are the building location requirements?

Buildings must be: at least 20' from front lot line, 25' from rear line, 7.5' from side interior lines (or combinations totaling 15'), and 15' from side streets.


What are the rules for fencing?

Fencing must start at the rear corner of a building and proceed to side/rear yards. Location and design require Architectural Committee approval.


Can I keep pets in the common area?

No noxious or offensive activities are allowed in the Common Area. Domestic pets (dogs, cats) may be kept indoors or in fenced rear yards only—no livestock or poultry.


What vehicles are prohibited?

No two- to four-wheel motorized recreational vehicles (go-carts, all-terrain vehicles) may operate on any portion of the Properties. Electric golf carts may be approved for transportation.


Where can I park my boat or recreational vehicle?

No boats, trailers, motorcycles, motor homes, campers, vans, planes, or recreational vehicles may be parked on streets or Lots—except within an enclosed garage.


Can I use my Lot as access for others?

No Owner (except Declarant) may permit any portion of their Lot to be used as an easement, roadway, or access point for property outside the Properties.


How are party walls maintained?

In Duplex buildings, both townhouse owners share equal responsibility for roof maintenance. If one owner's actions damage the roof exposing the other's house, that owner bears full repair cost.


What happens if I fail to maintain my exterior?

After 10 days' notice and Board approval, the Association may step in to maintain or repair your exterior at your expense. You must pay within 10 days of the demand.


Can I display signs for property sale?

Only one professionally lettered sign (≤5 sq ft) may be displayed to advertise your property for sale or lease. The Declarant may use additional signs to promote Lots.


How are assessment changes approved?

Written notice of meetings must be sent 30-60 days in advance. A quorum (majority of voting rights) is required for changes; subsequent meetings need only 1/2 the previous quorum. This is required if the assessment increase is above 20%.


Can I subdivide my Lot?

Generally no—Lots cannot be re-subdivided. However, Owners may convey part of their Lot to an adjacent Owner if the Declarant approves in writing.


What are the requirements for mailboxes?

No mailbox or receptacle may be erected unless approved by the Architectural Committee for size, location, and type of material.


How long do the covenants last?

The Declaration binds the land for 20 years, then extends in 10-year periods. Changes require 2/3 owner consent and must be filed in LEON COUNTY Public Records.
