How to Request an Estoppel Certificate

1. Prepare Your Request: Clearly identify the property or properties for which you need the estoppel certificate.


2. Send Your Request: Mail your request to the address above.


3. Allow Processing Time: Please allow 7-14 business days for processing.


4. Receive Your Certificate: The estoppel certificate will be mailed to you upon processing.

Estoppel Certificate Fees

Under Florida Statutes Chapter 720, management companies are allowed to charge fees for estoppel certificates. The following fees apply (as of the 2022 adjustment):

  • Base Fee (no delinquencies): Up to $299.00
  • Additional Fee (with delinquencies): Up to $179.00 additional
  • Expedited Requests (within 3 days): Up to $119.00 additional

Note: These amounts are periodically adjusted for inflation every 5 years per Chapter 720 requirements.
